Planning Commission Minutes: 08-10-04

The meeting was called to order by Chairman Fortress. Members present were: M. Fortress, C. Jacobson, A. Short, R. Roth, R. Holton, E. Poleski , K. Melville, and J. Williams. Absent: D. Evans

Visitors were: Bruce Hildebrandt, Mike Kestersen , Todd Zeller, Jack Ripstra and Ruth Scott.

The minutes of the July 6, 2004 meeting were approved.

Received a letter from OMM Engineering Corp. dated July 5, 2004 concerning Sanitary Sewer improvements at the proposed Chapel Heights Development.

Site Plan Review SPR04-3 -   Kowach , Inc. (Chapel Heights Site Condos #000-12-08-476-002-01) Jack Ripstra, Bruce Hildebrandt and Mike Kesterson explained the tentative Site Plan for Chapel Heights Development. There was discussion regarding number of units (76), public water and sewer, retention pond, fencing and playground availability for both the Association and the Spring Arbor Church of the Nazarene, 8200 King Road.

There will be four phases of the development:

                            Phase one will be units 20 thru 39.

                            Phase two will be units 40 thru 51.

                            Phase three will be units 52 thru 64.

                            Phase four will be units 65-76.

A complete Site Plan will be presented at the September meeting.

Mrs. Scott presented the updated Site Plan Review and approval of Section 5.6. She will present the final copy in the September meeting.

It was requested that samples of signs be illustrated in Section 5.69. Mrs. Scott will do so in the final copy.

As there was no further business, the meeting was adjourned at 8:58 p.m.
